Mobile home roofing in Leesburg is its own trade. The before photo tells the usual story. A white metal roof, decades old, with a thick ridge of old sealant along every lap seam where previous owners had chased leaks with caulk and brush-on patch. Some of those patches had cracked, some had lifted, and water was tracking under them to the screws. The panels themselves were still solid, the deck was dry, and the slope drained. Metal roof-overs are engineered for your home, not copied from the neighbor

A roof-over adds real weight to a structure that was designed to be towed down a highway. Manufactured-home trusses are light, the exterior walls are the bearing points, and a 1970s or 1980s unit may already have been re-leveled once or twice. So before we quote a roof-over we do three things: walk the roof and probe the deck for soft spots, check the perimeter walls and marriage line on a double-wide for sag, and look under the home at the piers and the frame to be sure the load has somewhere to go.

The roof-over itself is a framework of steel or treated lumber that creates a pitch, insulation that cuts summer heat gain, and a top skin of either exposed-fastener steel panels or a TPO membrane. Steel is the common choice in Leesburg parks because it sheds leaves, handles foot traffic and resists hail; TPO is lighter and suits a roof that must stay nearly flat. Wind matters here too. Lake County sits in the state's 130-140 mph design-wind band, and a roof-over is attached to the home with the fastening pattern the manufacturer's Florida product approval calls for, not just screwed to the old roof. We pull a permit for every roof-over because it is a structural change, and the final inspection checks that attachment.

Silicone and elastomeric coatings: when they are the right answer

A coating is a membrane, not paint. Applied properly over a sound metal roof it closes every seam and screw head at once, reflects most of the sun, and can be recoated years later without tearing anything off. Applied over a bad roof it is money thrown onto rust. The difference is in the preparation and the honesty of the inspection.

Signs a coating is right: panels that are solid when you press on them, leaks that appear at seams and fasteners rather than in the middle of a panel, a slope that drains within a day of rain, and no more than one previous coating still bonded. Signs it is wrong: rust that has gone through, ponding water, a deck that flexes underfoot, or an old acrylic coating peeling off in sheets. In that case we will tell you to budget for a roof-over or a replacement rather than sell you a coating that fails in three summers.

Silicone holds up to ponding better than acrylic and does not wash away in Leesburg's 43.78 inches of annual rain; acrylic is cheaper and can be a fit for a steep, well-drained roof. The main site compares them in mobile home roof coating types. Whatever we apply, the seams get fabric reinforcement first, because a coating alone will not bridge a seam that moves with the heat.

Why a white roof changes how a mobile home feels in August

Manufactured homes have shallow attics or none at all, which means the roof skin is a few inches from the ceiling. A dark or oxidized metal roof in a Leesburg July pushes heat straight down into the living room, and the air conditioner runs to keep up. A bright white silicone coating or a light reflective metal panel bounces most of that sunlight back before it becomes heat.

We do not quote a dollar figure on energy savings because it depends on your home, your shade and your thermostat, and we will not invent one. What owners describe is simple: the ceiling is no longer warm to the touch in the afternoon, the unit cycles off more often, and the back bedroom on the sunny side is finally usable. A roof-over adds a layer of insulation on top of that reflectivity, which is why it is the most comfortable of the four options.

Reflectivity also slows the roof's own aging. Metal that stays cooler expands and contracts less, which means the screws back out more slowly and the sealant lasts longer. On an older park home, that is worth as much as the comfort.

Park rules, management approval and the two permit offices

Nearly every Leesburg park has rules about what a roof may look like, and most require written approval of the color and profile before work starts. Some co-ops, including resident-owned communities like Hawthorne, review the contractor's license and insurance as well. We handle that paperwork: we submit the product sheet, color chip and license certificate to the office, wait for the sign-off, and keep a copy in your job file. If the park says no to a profile, we find the one it allows rather than arguing.

Permits are separate from park approval. A coating or a seam repair generally does not need one. A roof-over, a full replacement and any job that replaces decking does, under F.S. 553.79. Where you file depends on the property line, not the mailing address:

  • Inside city limits (most of 34748; which 34748 parks sit inside the line is confirmed parcel by parcel): City of Leesburg Building Division, 501 W Meadow St, (352) 728-9700, online portal.
  • Unincorporated Lake County (most of 34788: Mid Florida Lakes, Lake Griffin Harbor Village, Lakeside Village, Lakes at Leesburg, Haines Creek): Lake County Office of Building Services, 315 W Main St, Tavares, (352) 343-9653. Residential re-roofs are issued online; a notarized scope-of-work affidavit and progress photos are required at final.

A Notice of Commencement is recorded when the job exceeds $5,000. Our office files all of it and schedules the final inspection, so you are not driving to Tavares.

Insurance, four-point inspections and roof age on a manufactured home

Roof age is the question every manufactured-home owner in Leesburg gets asked at renewal or when a policy moves to a new carrier. A few facts help, and we will not promise anything beyond them.

  • Citizens Property Insurance requires a four-point inspection on homes more than 20 years old, which describes nearly every park home in Mid Florida Lakes and Hawthorne.
  • Under F.S. 627.7011(5), an insurer may not refuse to write or renew a policy solely because the roof is under 15 years old. For a roof 15 years or older, the owner may obtain an inspection showing at least five years of useful life remaining, and the insurer may not refuse on age alone. Licensed roofing contractors are among the inspectors authorized to perform that inspection.
  • Citizens asks for documentation of five or more years of remaining life on shingle roofs older than 25 years and on metal roofs older than 50 years.

What that means in practice: a documented coating or a permitted roof-over gives you a dated record of the roof's condition, and a new metal roof-over resets the clock in a way a coating does not. We do not tell you what your premium will do, because no official figure exists and your carrier decides. We do give you the dated photos, the permit record and the product approvals that an underwriter or a four-point inspector will ask for. Small repairs that save a mobile home roof

Not every call is a project. The most common manufactured-home leaks in Leesburg start at the same five places, and each is a short repair carrying our 2-year workmanship warranty on the repaired area.

  1. Lap seams. Thermal movement opens the seam; we clean it, bed it in sealant, and reinforce it with fabric and coating rather than a bead of caulk that fails next summer.
  2. Fasteners. Screws back out and washers crack. We replace them with a larger-diameter gasketed screw that bites fresh metal.
  3. Vent and stack boots. The furnace stack, plumbing vents and bathroom fans all penetrate the roof; sun kills the rubber boot in about a decade.
  4. The edge rail or J-rail. Where the roof meets the wall, the rail holds the skin down and carries water to the gutter. A loose rail lifts in wind and lets rain run inside the wall.
  5. Punctures. Oak limbs and dropped tools. A proper patch is a metal plate under reinforced coating, not a smear of roof cement.

Questions to ask any mobile home roofer in Leesburg

Park homes attract a particular kind of salesman: the flyer under the windshield wiper, the neighbor's cousin with a ladder, the crew that appears the week after a storm. Before anyone touches your roof, ask these questions and expect written answers.

  • What is your state license number, and does it begin with CCC? A certified roofing contractor's number can be verified in seconds on the state's lookup. A handyman registration or an occupational license is not the same thing.
  • Can I see a certificate of insurance naming me? Liability coverage protects your home; without it, a fall off your roof becomes your problem.
  • Which product, and what is its Florida product approval number? Every panel, membrane and coating sold for a Florida roof carries an approval; it tells you the wind rating and the fastening schedule the installer must follow.
  • How thick will the coating be, and how will you verify it? Coatings are measured in mils; a thin pass looks identical to a proper one until the second summer.
  • Who pulls the permit, and will I receive the final? If the answer is that no permit is needed for a roof-over, walk away.
  • What is the workmanship warranty, in writing, and who honors it? A warranty from a company with no office address is worth the paper it is printed on.
  • Will you give me a lien release when I pay? On a job over the Notice of Commencement threshold, a release protects you from a supplier's unpaid bill.
